There are 2 different types of golf communities:
Bundled Golf communities: when you purchase a property in this kind of golf community, you become automatically a member. The golf membership is attached to the home, if the property is sold, the golf membership transfer simultaneously with the property. There is no equity required at closing. Bundled golf communities are rich in amenities: clubhouses, club’s restaurants, tennis, fitness and social fun activities.
Communities with equity membership: in order to play golf and use the club’s facilities , the acquisition of a membership is mandatory. This gives the member the right to use the club’s amenities, along with the right to have all or a fraction of his equity interest returned when he leaves the club. The initial membership fee can range from about $5,000 to over $250,000 for the most exclusive clubs.
